Richardson City Plan Commission Meeting March 5th, 2024
Five of the seven regular commissioners are present, Chairman Marsh, Vice-Chair Southard, Commissioner Costantino, Commissioner Roberts, and Commissioner Bohnsack. Commissioner Walraven and Commissioner Keller are absent.
Minutes of the February meeting are approved unanimously.
The consent agenda is approved unanimously. It includes a single item, a replat changing utility easements for 3200 Research Pkwy.
The remaining item is Variance 24-01, a parking reduction request of 31 spaces for a retail use at 1300 E. Belt Line Rd. This property was also the subject of Variance 23-02 back in August of 2023. At that time, Pet Supplies Plus was the prospective tenant, however, this tenant could not reach an agreement with the landlord. This new request mirrors Variance 23-02, approved by the current City Council on Aug. 28th, 2023, except that it would apply to any retail use rather than just pet stores. One email was received regarding the request from a neighboring property owner. This property owner expressed that he has no problem with the request as long as it doesn’t apply to restaurant use. This request only applies to retail use. The applicant explains that prospective tenants have passed on the space due to the variance request requirement associated with occupying the space. He hopes that approving this variance now will make the space more viable for future tenants. The CPC unanimously recommends approval, and the meeting adjourns.
